Slab Foundation Repair
Newer slabs, including post-tension, move with the clay underneath them just like older ones do.
Slab Foundation RepairHutto sits on some of the deepest Blackland Prairie clay in Williamson County, and most of the town went up on former farmland in a hurry. That combination produces big seasonal movement under young slabs. Round Rock Foundation Repairs measures it before anyone talks about piers.

Newer slabs, including post-tension, move with the clay underneath them just like older ones do.
Slab Foundation Repair
Where a slab has dropped and stayed down, piers carry the load past the soil that keeps changing volume.
Foundation Piers
Flat lots, new turf and downspouts emptying at the wall give the clay wildly uneven moisture.
Drainage and Root BarriersThe clay east of I-35 is heavy, dark and deep, and it has a high shrink-swell range. After a wet spring it expands and lifts; through a drought summer it shrinks back and drops. A house here can move measurably every year without anything being wrong, which is exactly why a single set of readings is sometimes less useful than two sets a season apart.
Tell us the year the house was built and whether the slab is post-tension, because cables have to be located before anyone breaks concrete. Also mention how the lot drains. A lot of newer Hutto subdivisions are flat, and water that cannot get away sits right where you least want it.
Age is no protection. A slab poured in the last fifteen years sits on the same active soil as one from the 1990s.
Common in newer builds here. The repair method is the same in principle, but the cables inside the slab have to be found and marked first.
Young trees, fresh beds and a sprinkler system that waters one side heavily are a frequent cause of uneven readings on newer houses.
On this soil the first question is always whether the movement is seasonal or settled. If a house rides up and down each year but comes back, the useful work is usually moisture control: getting the water away from the slab and keeping the perimeter evenly damp through a dry summer. If it dropped and stayed down, that is a pier conversation.
When piers are needed on deep clay, how far down they go matters more than the material, and our pier comparison explains why. The measurements come from an inspection and the plan lands on your quote.
The same soil continues east into Taylor. You can book a visit or read the watering guide first.
The number of piers, the depth they need to reach and the access around the house set the price, so it is quoted after the elevation readings. Deep clay can mean deeper piers than on a rocky lot to the west, which affects the figure. Round Rock Foundation Repairs writes the pier count and the scope into the quote before anything starts.
Round Rock Foundation Repairs covers Hutto and the subdivisions along US 79 and FM 1660. Give us the address, the year built and whether you know the slab is post-tension. The services page explains what each kind of visit involves.
Inspections are by appointment and there is usually something within a few days. Call to confirm current availability. If you are in an option period on a purchase, mention the deadline when you get in touch and we will try to fit the visit inside it.
Most slab cracks are not a safety issue on their own. What matters is whether the house is still moving and whether anything else has been affected, such as a line running under the concrete. Do not break out concrete or dig against the slab yourself to investigate; that is what the inspection is for.
It can. Age is not the driver here, soil moisture is, and the clay under Hutto is about as active as it gets in this county. Newer houses also tend to have young landscaping that dries the soil unevenly. Measurements settle it either way.
It can. Ground that was cropped and graded before the subdivision went in may have had topsoil moved, cut and fill placed to make level pads, or old field drainage disturbed. None of that is unusual, but it is worth mentioning if you know the history of the lot, because it helps explain uneven readings.
Tell us the age of the house and how the lot drains, and we will plan the visit.
